On the edge of Nijmegen’s Winkelsteeg district, DUUX emerges as a radical synthesis of living, working, craftsmanship, and leisure. The design team ZUS & KOSCHUCH is transforming the areas 'In het Park' and 'Aan het Kanaal' into a future-proof 'Stadgoed' — a 21st-century interpretation of the traditional estate — featuring 647 homes and 11,500 m² of public and productive programming. At its heart lies a striking indoor surf hall that injects the neighborhood with unexpected urban intensity.

DUUX acts as an urban connector between the Maas-Waal Canal, Park Winkelsteeg, and the city center, bridging metropolitan scale and human dimension. The plan is structured around a cascading landscape, where elevation changes of up to nine meters are integrated into both the public realm and ecological system. Rainwater flows through broad gutters, while robust materials and ornamental detailing recall the site’s industrial past — an approach described as 'romantic brutalism'.

With its circular, nature-inclusive layout and car-light mobility concept, DUUX aims to deliver resilient urban quality of life. It blends diverse housing types, craft-based enterprise, and active recreation into a new typology for the mixed-use city block. DUUX is no enclave — it is a pioneering district open to both the city and the future.
