The level of sustainability of a neighborhood is strongly related to its density. On average the inhabitants of areas with a low density (e.g. villa parks) have a rather big ecological footprint. De villa dweller is very dependent on his car; he has to travel a lot of miles each day. An immigrant, however, has a very sober lifestyle and therefore a much smaller ecological footprint. The inhabitant of a Vinex-neighborhood has an average footprint. An area starts to be sustainable with a density of around 40 dwellings per acre. This level of concentration guarantees less CO2 emissions, viable local facilities, more social diversity and consequently a more sustainable city.

The villa neighborhood Berg en Bos in Apeldoorn will have to be strongly densified. ZUS proposes to make a Krachtrand which emphasizes the transition between town and country. This edge will consist of an elevated boulevard that runs through the treetops along the vast forest border. The Krachtrand will incorporate existing facilities and will subsequently be expanded with housing, room for local (small scale) industry, parking spaces and new biomass power plants. The biomass plants can supply the surrounding areas with energy, but might also lead to an emerging energy industry which will put Apeldoorn on the map as a sustainable city.
